The character runs across two distinct dwelling profiles: established 1990s and 2000s family homes on the original Springfield release, and large premium homes on Brookwater's larger blocks. Together they produce the strongest median rent in our portfolio.
The tenant pool is concentrated in dual-income professional households — frequently relocating from Brisbane for the schooling, the lifestyle, and the lower price-per-square-metre relative to Brisbane equivalents. Tenancy lengths run amongst the longest in the LGA, and turnover is materially lower than the broader Ipswich average.
Schooling is the consistent demand driver. Good Shepherd Catholic Primary, Springfield Anglican College, and the broader Springfield-Lakes catchment all draw inside Springfield; the USQ Springfield campus gives the suburb a tertiary-education anchor as well.

Houses lease at a median $635 per week against a $1,011,000 modelled valuation — a 3.3 per cent gross yield, with the rent figure being the highest in the inner-Ipswich set and reflecting Brookwater's pull on the suburb-wide median. There is no meaningful unit market in Springfield itself; almost all rental stock is detached. Vacancy sits at 1.0 per cent, days-on-market at 17, twelve-month rent growth at 3.1 per cent.
Our composite scoring places Springfield at Capital Growth 90, Cashflow 87, Lower-Risk 65 — the highest Capital Growth score in our portfolio. The plain reading: a structural growth suburb with strong cashflow, premium positioning, and a tenant pool that values long-term residency over churn.

Centenary Highway and the Logan Motorway provide direct vehicle access to Brisbane (35 minutes off-peak) and the Gold Coast (60 minutes). Bus routes 528, 530, and 537 cover the Springfield, Springfield Lakes, and Springfield Central corridor.
