What the numbers tell you
Ipswich isn't one market — it's three, stacked on top of each other.
At the top sit the acreage and golf-estate suburbs — Brookwater, Karalee, Karana Downs, Mount Crosby, Chuwar — where lifestyle blocks push medians past $1.2–1.5m. Alongside them, the master-planned growth corridor (Spring Mountain, Springfield, Augustine Heights, Camira, South Ripley, Springfield Lakes) clusters around the $930k–$1.0m mark, driven by newer, larger, four-bedroom housing.
The broad middle — most of established Ipswich — runs roughly $740k to $890k: Brassall, Raceview, Redbank Plains, Silkstone, Flinders View, Collingwood Park and the like.
And the most affordable established suburbs — Goodna, Bundamba, Leichhardt, East Ipswich, One Mile, North Booval, Riverview — sit in the low $700s to high $700s.
Here's the part most price lists won't tell you: for an investor, that bottom group is often the most interesting. Lower entry prices in the established western and inner suburbs tend to pair with the highest rental yields in the city (the firmer Ipswich yields, around 4%+, sit in exactly these suburbs). Price and yield pull in opposite directions — which is why the cheapest suburb on this list isn't the same question as the best investment on it.
