Why we love it

What we love about Raceview.

Raceview is a school-catchment suburb, and you feel it. The streets within walking distance of Raceview State School and the Cascade Park spine carry the kind of slow weekend-morning traffic — kids on scooters, parents pushing prams toward the park — that you don't get to design into a suburb. It either happens or it doesn't.

Family tenancies here tend to run their full term and renew. The newer infill estates on the southern fringe attract a slightly younger household but the same long-stay pattern. Manage Raceview the way the families who rent here treat it: as a place to stay.

Report for Raceview
The suburb

Raceview, read closely.

Raceview sits on the higher ground south-east of Ipswich CBD, an established residential suburb that stayed quietly suburban while the rest of the LGA reinvented itself. The character is mid-century brick and 1980s-1990s estates on generous blocks, with the Raceview State School catchment doing most of the demographic work — families with school-aged children dominate the rental pool, and the suburb's tenancy profile reflects that.

The defining context is the elevation: Raceview sits well above the Bremer flood line and outside the bushfire-affected fringes, which gives the suburb a structural risk profile materially better than the riverside Ipswich suburbs. Days-on-market run at 15, the second-fastest in our portfolio after North Ipswich, and vacancy is consistently below 1 per cent.

Market read · May 2026

The data, interpreted.

Raceview's market is a balanced cashflow-and-modest-growth profile. Houses lease at a median $570 per week against an $880,000 modelled valuation — a 3.4 per cent gross yield. Units lease at $462 against $675,000, returning 3.6 per cent. Vacancy sits at 0.9 per cent, days-on-market at 15, twelve-month rent growth at 2.8 per cent.

Our composite scoring places the suburb at Capital Growth 54, Cashflow 83, Lower-Risk 58. The plain reading: a middle-of-the-pack growth suburb with reliable cashflow and notably better risk metrics than the lower-ground suburbs. Sales volume is healthy at 158 per year, which means owners exiting can do so at a reasonable pace.

For landlords already here, the management approach is straightforward: keep the school-catchment families happy, time rent increases to lease renewal anniversaries rather than market peaks, and protect tenancy length. Raceview rewards patience and condition; it doesn't reward churn-and-burn.
