The difference matters in property selection and is not subtle — the higher pockets of Goodna Heights sit above the historic Bremer flood line; the Albert Street flats, lower One Mile, and properties west of Smiths Road below the railway embankment have a different risk profile that has to be priced into rent expectations, insurance premiums, and tenant disclosures.
