The pattern is consistent: the affordable established suburbs deliver the strongest income; the premium suburbs trade yield for capital-growth potential. Neither is "better" — it depends whether you're buying for cash flow or growth.
By volume, investor buying concentrates in the growth corridors — Redbank Plains, Ripley and Springfield Lakes lead. But by rate — the share of a suburb's sales that become rentals — the affordable established suburbs lead: Leichhardt (27%), Yamanto (26%), Silkstone (24%) and Raceview (23%). So the corridors are where the most new landlords are made; the established suburbs are where investors make up the biggest share of buyers.
If you already own here, the data leans toward holding: rising rents, 16-day lettings, and a wave of other investors competing to buy what you've got. If your property's capital growth has outrun its rent — pushing the yield well below 3.9% — that's often the signal the growth has done its job. The cleanest test is your yield: well above 3.9% favours holding for income; well below often favours reviewing.
